Where balcony leaks actually start

Leaking balconies are one of the most common jobs we get called for, and one of the most commonly misdiagnosed. The water showing up on the ceiling below is often nowhere near where it is actually getting in.

  • Leak traced to the real entry point first
  • Door thresholds and junctions sealed properly
  • Membrane renewed and lapped correctly
  • Falls and drainage checked and corrected
  • Work for owners corporations and property managers

The three usual culprits are the door threshold, the junction where the balcony slab meets the building, and a membrane lap that was never sealed correctly. All three are hidden under tiles, which is why the tiles get blamed.

Water that gets in at the threshold can travel a long way along the slab before it appears on the ceiling below, so the stain is often nowhere near the entry point. Chasing the stain instead of the source is how balconies get repaired twice.

We also check that the balcony actually drains. A lot of leaks are really a ponding problem, and no membrane lasts forever with water sitting on it.
